THE MINUTES OF THE MEETING FOR TENANTS APRIL 23 2024
THE TTB:
Sandra van der Veen and Gitta Onkenhout, present on behalf of ASR, provide an explanation of the “Temporary Allowance for Block Heating” (TTB).
The government has imposed on landlords such as ASR to use the 1,000 euros, which is available to every household for 2023, to reduce the (sharply increased) gas price. The average gas price for 2023 was 2.20 per cubic meter and has been reduced to 0.71 per cubic meter with the help of the 1000 euros per household. All heating cost statements have now been passed on to ASR by Ista. ASR will process this and wants to submit the final settlement of heating costs for 2023 before 01-07-2024.
2024 is a different story. The gas price will be higher than in 2023. There will be no TTB. ASR will increase the advances. An objection can be raised against this, but there is a high risk of a high additional assessment. If you want insight into your consumption, you can contact Ista. The meter also shows the consumption per radiator. ASR and Ista are working on an “Ista app”. This is not yet available.
THE BOARD:
For those who do not yet know the members of the board of the RiMiNi Foundation, Ton introduces the following:
Mia Tijsterman, Helen Porcelijn and Ellis de Vroome (Rio Grande). They form the Rio Grande Residents' Committee. Helen is the secretary of the board.
Rob Matzen and Paul Baggelaar (Niagara). Rob is the technical man for the board and Paul is stepping down as treasurer. There is no active residents' committee for Niagara. Rob does the honors when there is a problem.
Patty van Houdt, Maarten Vermoolen and Ton Kouwenberg (Missouri). Patty serves on the Missouri Residents Committee on her own. Maarten is the new treasurer of the board. Ton is the chairman.
There are people who have two functions. This has developed historically. Formally, a three-person board is sufficient (chairman, treasurer and secretary). The Niagara and Missouri residents' committees still need volunteers. The RiMiNi board directs the residents' committees and arranges finances and contacts with parties. A tenant meeting is held at least once a year and (around September) a meeting with ASR.
The board wants to focus more on communication and connecting. The website has been set up for this purpose and we need a good staff of the three residents' committees.
Ton thanks Paul Baggelaar for his efforts in recent years and gives Paul a small gift on behalf of the board. We would also like to thank Ton John Moscou, who also served on the board and residents' committee of Niagara for many years. John is not present and Ton ensures that he also receives a gift as a token of appreciation.
ASR makes 750 euros available annually, which we are of course very happy with. It is all volunteer work, but costs are incurred. Paul has taken good care of the money and there is a buffer of 2,500 euros.
THE 45th CELEBRATION:
Unfortunately, there is no real party committee yet. The plan is to hold a neighborhood party on Sunday 28-07-2024 from 4:00 PM to 6:00 PM. The board will continue to work on it.
RECEIVED DOCUMENTS/QUESTIONS from tenants:
Is it possible that sedum will grow on the garage roofs? The view of the garage roofs is messy, dull and dark. This question will be passed on to ASR.
Are the roofs of the garages cleaned? This has been discussed previously with ASR. Some roofs have been cleaned. It was noticeable that instead of collecting and disposing of the waste, this waste was thrown into the bushes. We will report this to ASR.
We would like to welcome new residents with flowers. This has always worked well in the past. New residents feel welcomed. Ton reports that this is still common in Rio Grande. Due to the current GDPR (General Data Protection Regulation), it is difficult to find out when a new tenant will arrive. ASR has been contacted about this. In Niagara and Missouri, the residents' committees are understaffed and are currently unable to take on this responsibility. The board hopes that there are people who want to strengthen the residents' committees.
Sometimes there is "junk" on the bench in the hall. These are items that residents put down for other residents. Sometimes it is more like waste and therefore remains lying around for a long time. If it is still there after a day, please throw it away/clean it up.
If an accident has occurred with a dog in the hall or elevator, please clean up after yourself.
ANY OTHER QUESTION:
People are complaining that the thermostat knobs on the radiators are not working properly. If you want to heat a room, you have to set the knob all the way to 5. If you turn it back, there is hardly any heat left. This is reported by several Rio Grande residents. It is also stated that this has been reported several times without leading to any action. Ton indicates that he will submit this to Elles Dams.
A proposal for the neighborhood party was put on the website 7 months ago. There has been no response to this. Ton indicated that he had not seen this. Apologized for that. The proposal is a street barbecue and possibly a joint activity. This will be taken to any party committee.
A tenant indicates that there were 14 defects when his apartment was delivered. It took a long time and now 11 have been resolved but 3 are still not resolved. He has submitted this to JH many times. Ton indicates that he will pass this on to Elles Dams.
KPN wants to install fiber optic and simply and forcefully rings residents' doorbells. It is indicated that the fiber optic cables will go upwards from the outside, as was done with the Ziggo cables. It will not pass inside or through the meter cupboards. Ton will also submit this to Elles Dams. Must ASR give permission?
The lighting in the outside entrance is still not working at Missouri. Yet there have been technicians. Ton will also report this to Elles Dams.
The door to the main hall of Rio Grande is no longer locked. You can just keep walking. You don't have to open the door with the drop. Last time the repair took a few months. It is reported that the same thing happened to Missouri a month ago (after a move) but it was resolved after a few days.
It does give a feeling of insecurity that anyone can just walk in. This brings up the following point:
Why don't we place a camera at the entrance? Can this be immediately aimed at the waste bins so that it can be seen who is putting rubbish outside the bins? Ton indicates that the board will look into this. This will also first be recorded with ASR.
The doors to the boxes are very heavy. This is not easy for the elderly and certainly not when a bicycle or something else has to go through the doorway. Can that be looked into? Ton indicates that he will submit this to Elles Dams.
In addition, it may be useful to install motion sensors in the corridors to the boxes in the context of energy savings. The light does not have to be on permanently. Ton indicates that he will also report this to ASR.
Several people are amazed at the effect of the renovation: new glass, insulation and heat pumps have meant that the homes cannot be heated sufficiently for a number of people who were previously not bothered by this. Ton will indicate this when communicating with ASR/Elles Dams.
The board asks tenants to report defects or otherwise to the board so that the board gains insight into what is going on. This can be done via email stichtingrimini@gmail.com

The board of the RiMiNi Foundation has called a meeting for all tenants of the apartments in the buildings on Rio Grande, Niagara and Missouri.
This meeting will take place on Tuesday, April 23, 2024 in the conferenceroom “Alle Hens” of the community center “De Bolder” (address: Groenhof 140, 1186 EX Amstelveen).
The conferenceroom opens at 7:30 pm. We want to start at 7.45 pm. Snacks and drinks will be provided.

The agenda will include:
• Introducing the board to you
• Explanation of the tasks and finances of the board and the 3 residents' committees
• ASR will come to explain how the government's one-off energy-contribution from last year has been processed
• The board has installed a “party committee” that will be responsible for organizing a party on Sunday, July 28, 2024 in the context of the 45th anniversary of the RiMiNi Foundation. The committee is introduced to you and a plan for July 28 is presented
• Incoming documents and questions from the tenants submitted for the meeting (please no later than April 16, 2024) via the email address or by a written letter in the aforementioned mailbox.
